Boutique Short-Stay Property Management
Yarra Stays provides considered, end-to-end short-stay management for distinctive homes in Warburton and the Upper Yarra. We combine heritage-led presentation with disciplined, data-informed management to deliver seamless guest experiences and strong, sustainable returns — without owners needing to be involved day to day.
Our Mission and approach
We are 100% focussed on the Upper Yarra, only. Our mission is multi-faceted, but central to it will be the Yarra Stays website. All direct bookings eliminate the OTA commission of circa 18% of revenue, directly adding to Hosts’ bottom lines. We are building a brand that will be synonymous with quality and cleanliness, so we have to be selective with listings we represent.
We offer a refined, boutique approach to short-stay property management — one that honours the individuality of each home while delivering strong, sustainable performance.
The result is a management experience that feels seamless for guests, reassuring for owners, and respectful of the long-term value of the home.
What We Do
Property Positioning & Distribution
We thoughtfully position each home across major booking platforms, refining listings regularly to maximise visibility and attract the right guests. Your property will also be listed on our website, with social media campaigns available in the future.
Pricing & Revenue Strategy
Dynamic pricing is managed using professional channel and revenue software, informed by demand, seasonality, and booking behaviour. Our focus is on sustainable performance, not short-term spikes.
Guest Communication & Hosting
We manage the complete guest journey, from enquiry through to check-out, with clear, timely, and considered communication. Guests feel supported without being over-managed, resulting in smoother stays, stronger reviews, and return visitors.
Housekeeping, Linen & Presentation
We coordinate professional cleaning, linen, and presentation standards to ensure homes consistently present at a high level. Attention to detail protects both guest experience and the long-term condition of the property. We use STR individual cleaners only, no cleaning companies.
Heritage-Led Property Stewardship
Homes are managed with respect for their history, architecture, and setting. Enhancements are approached thoughtfully, preserving character while meeting modern guest expectations.
Owner Transparency & Reporting
We aim to do this better than anyone. Investors need to be informed to make decisions about their investments and getting a ‘full picture’ is traditionally hard in STR. In addition to access to the detailed bookings and transactions in the channel manager we provide on-demand analysis alongside monthly reports and insights. Full P&L accounting is available at various levels, subject to discussion.
Who we are
I am Bryan, and I am the founder and manager of Yarra Stays. With my partner Erin we bought our first short-term rental property in Warburton in June 2023, listing it in Feb 2024 after a significant renovation. I’m fully invested in Warburton, and we are about to go live with our second STR in Warburton (June).
You can read more about my background on LinkedIn, but suffice to say I am changing career path, and using my skills and experience to establish Yarra Stays. I’ve worked in Superannuation over the past 15 years, and when the intent to merge was announced (TelstraSuper to Aware Super) I used the opportunity to extend the processes and systems around our STR, to make them scalable to enable an STR management business to be established over the last 6 months or so.
Following the on 30th April, I am now able to work full-time on Yarra Stays.

Bryan is a qualified accountant with a strong focus on maximising short-stay performance while safeguarding the long-term value of each property. He brings structure, discipline, and commercial clarity to pricing, listing analysis, guest communication, and day-to-day operations, ensuring homes are managed seamlessly behind the scenes and positioned for strong, sustainable returns.
Erin — Summary Bio
Erin is a heritage consultant with a deep understanding of how homes tell a story through their architecture, materials, and setting. Along with her design sensibility, she brings a rare perspective to short-stay management, ensuring properties are presented in a way that is authentic to their history while still meeting modern guest expectations.
