About Us

We have been deeply invested in Warburton since 2023 when we bought our first holiday rental. We have extensively renovated two properties in Warburton, setting them up as successful holiday rentals.

We became disillusioned with the online travel agents, particularly Airbnb, and believe it is essential for long-term success that holiday rentals build their own brands and attract guests directly. Airbnb is necessary due to their marketing clout, but it is dangerous for any business to become reliant on single distribution channel.

Equally important, is creating supreme guest experiences to benefit from ‘word of mouth’ marketing and of course repeat guests booking directly.

We have setup fully integrated systems that are working well for us, and we have reliable trades and services garnered through our experience of renovations and running our properties. We do extensive social media and other marketing to drive traffic to our properties directly.

We are Bryan and Erin, and our backgrounds are in finance and heritage. We are leveraging our skills and experience to build Yarra Stays which is focussed on a small number of distinctive properties in Warburton and the Upper Yarra.

Walkthrough & appraisal

We visit your property to understand what makes your home unique, identify any ‘quick fixes’ to improve marketability, and assess its market potential. We also seek to understand your objectives and long-term plans.
Proposal and plan

We prepare a complete seasonal revenue forecast, recommended nightly pricing, and transparent management terms shaped around your objectives.
Styling and photography

Optionally, we co-ordinate professional styling &/or photography to showcase the character, light, and spaces of your home. An investment in these aspects really pays dividends.
Onboarding and launch

We develop your own branded website.
We write compelling editorial copy and publish your listing on Airbnb, Stayz, Booking.com, your own website, and on the Yarra Stays platform with synchronised calendars.
Welcome your guests

From careful guest vetting and seamless arrival to luxury amenities and 24/7 support, we look after every aspect of the guest experience.
Maintenance and reporting
